Just got home from the budget meeting for next year. All 15 or so residents who attended were given an opportunity to make suggestions on how to address the $400,000, or so, shortfall in revenue. Imagine any management company admitting that they allowed something like this to happen! Their answer: raise dues. They had quite an equation and it equals more from our wallets. Still in: $110,000 in salaries and free benefits for the Party Planner (what parties?) and her 3 new part-time assistants. Hmm, no one suggested that she and the assistants be eliminated; an increase in HOA staffing; doubling of the RV Park rental fees; a new full-time Assistant DCC manager; new replacement uniforms for the DCC staff and lifeguards (ever see a staff member wearing uniforms (they weren't, tonight) and many more. There was more "pork" than even Washington could imagine. Well, we warned everyone that community apathy would yield results and it has. Where were all of the community activists and "voices"?

Unfortunately, a 6pm meeting is difficult to attend with work and family obligations, especially those that have to commute.

So, to clarify, the homeowners suggested to raise dues to cover the cost? Or was it the HOA? Could you please share with us the suggestions the residents made so we can follow up and support them?

How much are they wanting to raise dues? Is there a shortfall because of all the new staff salaries? Any info you could provide would be appreciated.

Thanks for going. I always seem to have a conflict on the nights that they hold these. Did they hand out any details that you can scan or upload? As the economy house soured I started thinking that it would really wise for the HOA to trim expenses. I don't think the HOA fees are a make it or break it cost for people, but during these tough times when people are losing jobs it seems like the responsible thing to be doing.

Since only 15 residents were able to attend it would be nice to try to push out the information to the rest of the community so that they might have a chance to weigh in on things. I know it would be preferable to have people attend the budget meetings, but reality is that only a small portion of residents will ever attend.

Who would the send their feedback to if they had suggestions about the $400K shortfall?

I had a family obligation, however will be addressing this shortfall. My first suggestion to the BOD will be to get rid of the party planner and all the assistants (I was told by Derek there would no longer be any party planner assistants, I guess I was lied to) and to get rid of Nathan the Daybreak Ops Manager, this is a useless position and secertary could do his job for $15 an hour. That right there could save us 250k to 300k.

Well this makes it official our HOA must be ran by AIG!

I think they purposefuly plan the meetings at 6:00 knowing that most people can't make it at this time due to work & family obligations!

What would KL do if we all just gave KL & the HOA the finger and made this a public news story? With all the happy PR Ri Tinto is doing I'm sure they would just love to have the Daybreak residents voice there opinion.

I will be contacting the HOA to get any iformation they handed out last night handed out to the residents.

Does anyone know how CCMC ranks as a community management company?

From what I've experianced in the last 10months I wouldn't rank them verey high. I have tried a couple of google searches, but I haven't come up with any info.
