Hi Everyone,

We will be moving from the East Coast and are looking at Daybreak. So, in the opinions of those that live in the community are there definitive pros and cons of the various builders. Also, I heard comments that there is a strong stench that envelopes the community. Is this true?

I used to think that our builder, Liberty, was the worst as far as customer service and honest answers go but after talking to other home-buyers it sounds like every builder has their problems (and problem people). You'd deal with it with any builder no matter where you go, I think. We were taken good care of by the warranty people when a major defect was found this winter, so I find I can't complain too much.

As far as the smell, it happens occasionally at night but we were told they are in the process of moving the source of the stench--a landfill--to Tooele county, on the other side of the mountains. I guess I don't know if that's really true or not...

hey there..there are two new builders coming in to Daybreak, Ivory and Garbett homes, they just got rid of Richmond. For the most part I would rate Rainey as the best buider, with the lowest amount of complaints. All in all I think most poeple love their homes and the community, the problem that some people run into is that some builders warranty teams don't help or care about the homewoners...like Destination homes and Richmond Homes, and the word I am getting is that a lot of people in eastlake village are having issues with the Hamlet Homes warranty team...anyways I am sure you will get some more feedback here from other homeowners that might help...oh yeah if you buy with Destination Homes, do not pay to have landscaping included, you will be better off hiring someone else to do your landscaping, that's has been one of Destination Homes major comlpaints.

Thanks for the info about the landfill and your thoughts on liberty. I had heard mixed reviews on them, so it is nice to hear some positive feedback.

Great. I didn't know that Ivory and Garbett were coming to the area and Richmond was leaving. Have you heard when the phase three information will be released? I was talking with someone at Destination and they told me they were going to find out pricing and models "soon"

Great tip on the landscaping. I think I'm more interested in quick delivery homes, so I don't have to deal with all of the building headaces.

Have you seen or heard how much the Quick delivery homes are starting to be discounted as builders want to eliminate the cost of carrying the property?

Kennecott has the grand opening of the new village slated for June 14th.(of course, it is Kennecott so anything is subject to change or cancellation) From many conversations with fellow Daybreak residents, the most well-respected builder is now Bangerter, followed by Hamlet. Rainey has fallen in the rankings due to after-sales attitude and pricing. Destination and Richmond American ( RA is now gone in future phases) cause night sweats for owners. Their homes are not consistent and many have construction problems, warranty issues and poor completion problems. I know several homeowners who bought homes from these builders and have structural problems. Some are still are struggling to get them to finish painting their homes after close to three years, post-closing. Caveat emptor with those two, especially. Bangerter has opted, I'm told, not to build in the next phase due to strong-arming by Kennecott Land: a real loss for buyers.
