I have had a cordial relationship with the HOA but I always knew that they were good soldiers in the CCMC army and now it has shown its true agenda.

CCMC wants a $75,000 per year increase in rent (for the office and additional storage) because it wants to move the office to the Village Center. The HOA will have a better view but will give up the existing storage space. That will cost us $200@ month, or so, more.

Kennecott could buy the existing office/house or one of several others of comparable size and save this outlandish cost to us.

What's the worse that could happen, our property values could go down?

Newsflash: THEY ARE DOWN and with a 50% increase in dues, the chances of selling your home, at some point, are reduced, drastically!!!

something I found interesting...

Right now Kennecott Land is paying for 2/3 of the HOA office rent, the rent is $3150 (I might be off $50) and KL is paying $2100 of that (I know the person who owns the house their office is in). And the move to the Village Center will mean that the HOA will be paying $6,000 per month for a 3000sq ft office ($20 pr sq ft), which is list cost for any tennants who wish to move into the Village Center. Why isn't Kennecott Land willing to only charge the HOA $2,000 per month? A month like that would save the Daybreak Homeowners another $48,000 per year...

I bet KL is going to make sure that the rent is paid via their sub fund (just like the DCC rent). So if KL gives $750k per year to the Daybreak Homeowners Budget and then we know that $270k of that goes strait back into their pocket (not to mention the tax break they get on the other side). Then if KL does make the new HOA office rent come out of the sub that would be another $72k that goes strait back into the pocket of KL. So in reality KL only subs about $408k into the Daybreak Homeowners budget...that isnt even 10% of the total community budget...

Does KL really have the right to run the BOD? they are already being compensated be all the profits they see from the community, just because they are the founder doesn't mean they should be able to rule with an iron fist and pretend to care about the opinions of the Daybreak Homewoners....

The HOA has budgeted $10,000 to move the furniture to the new office. (3 blocks) We all moved here and know this is bloated and irresponsible planning. When asked if the moving charges had gone out to bid, the answer was, "No!"

When asked if it would be, the answer was, "Uh, yeah." We'll see.

The rental for the storage trailers at the lake is bloated as well. Storage/surplus storage units are available for sale at pennies on the dollar.

The cost of storage at the RV park is proposed to double! Suggestion: Add on to it and the income would be quick and clean for the HOA; the current one will not accommodate the needs of 13000+ homes. The HOA's answer, "let the occupants go elsewhere and get pricing." It belongs to Kennecott, income to the HOA and there is plenty of expansion space available.

Now, with the new office, Tina will be storing her party favors in a PAID storage off-site location, as well.
