I think where you live within Daybreak determine if your fees are "resonable". I pay almost $200/month to live in a townhome and I gotta tell you, I don't believe I am getting my monies worth. I have family that also lives in Daybreak and they pay $50/month and I don't get much more for my HOA fees.

Wow, both of those amounts are outrageous. $200/month? Why/how? And $50/month? Where/how? I thought the "base" was at least $84 or so...

The homes that have the $50 a month are the very first phase... they don't have Qwest as the contract with them was not established at that time, nor was the fiber optic wired into those homes. For all homes after that phase, the base is $84. Townhomes and condos pay more for yard maintenance, insurance, sewer/trash, etc. I believe some even have their water included in their fees. There is a reason to higher fees depending on where you live but the townhomes and condos also have a seperate association from the main community to manage all of those extras. Can't speak as to whether they are getting their moneys worth or not though!

Sewer, water and garbage is not included in my HOA fees, but snow removal if it is over 4 inches and landscaping is included.

I'm assuming you are in the Holmes carriage condos. One of the expenses that makes your HOA fees so expensive is the monitoring for the sprinkling system. I don't know why, but Holmes picked a system that requires two phone lines per building and expensive monthly monitoring. My guess is they got some great "deal" from Firetrol to use their system. I used to live in Ivy Springs (same design) in West Jordan, and the HOA used reserve money to switch over to a wireless monitoring system (and a different monitoring company) - substantially reduced the monthly cost. Although with our HOA, they would never admit that Holmes picked a bad system that only benefitted them.

If you live in an attached home (i.e. townhome, condo, carriage home, mansion home, row home, or whatever name Kennecott has come up with for a multi-family structure) your fees support substantially more than landscape care and snow removal.

Attached home HOA fees cover:
1. Insurance that covers every part of the structure other than internal individual units. Homeowners are responsible for insurance that covers the internal unit and liability. Two years ago the HOA added earthquake coverage to the policy.
2. External structure maintenance which means everything outside of the unit drywall. Roof replacement every 20-25 years, painting, general upkeep, etc.
3. Full landscape maintenance and limited snow removal.

Green Court homes:
1. Landscape maintenance and limited snow removal in mutual green areas. Landscape surrounding home and backyard are the homeowners responsibility. Homes on the corner or the end of a communal area are responsible for the park strip from the front of the home to the rear.
2. All insurances and home maintenance are the homeowners responsibility.

Single family homes:
1. All landscape, snow removal, and maintenance are homeowners responsibility.

There is another group of single family homes that is supposed to have full landscape care but there have been so many changes to the program that I’m clueless on what the poor homeowners are left with.

Sewer, water, and trash removal are separate and billed by the city of South Jordan for all homes of every description.

For single family homes HOA fees with the new increase is:
$58 a month +$35 qwest (no qwest service in phase one)
Since the single family homes don’t receive ANY tangible HOA services, the fees go strictly to supporting the HOA, it won’t take long before potential buyers begin to question the return on investment if the increases continue at the current rate.
In turn, the same increases will impact the multi family and green court homes by diminishing the money saved when purchasing that type of home. How many families will be able to pay a mortgage and $250-$350 a month in fees?
