I recently put on offer in on a house on Warm Canyon and noticed it had a sump pump located in one of the window wells. My wife and i really like the house but are now concerned about future flooding.
In reading some other posts it sounds like it may be a grading issue.
Does anybody know if this is still a serious issue in the area?
Has anybody had the issue in the past but fixed it?
I love the community but dont want to purchase a house that is always getting flooded.
any help is appreciated.

Flooding has been hit and miss. I don't know if there is a lot of rhyme or reason to it. I believe grading is part of it, especially because Warm Canyon sits below Cold Canyon. The grade is a little more extreme than it needed to be in my opinion. That said, some homes have had problems, while others right next door nothing. I don't think it's builder dependent either, as many friends with different builders have had problems.

The soil is another problem. There is a lot of hard pan clay just a few feet down that makes water almost impenetratable when it comes in large amounts. Though I don't think this is unique to Daybreak.

I have a foundation drain at my house and haven't had a single problem since having it installed, but prior to that, I did have one window well that seemed to get water in it from time to time. I think the foundation drain may be a bit of an overkill solution, but it helps me sleep better at night.
