First off I am sorry it took me so long to get this information up, it was given to me on 3/5/09.

     There were about 25 people who were able to attend the meeting, 10 or so of them in attendance were there to address the issue surrounding the proposed fencing around the fields at Eastlake Elementary. A petition with 250 Daybreak residents signatures against fencing and ESPICALLY against a fence more than 4’ high. 

.

 

The meeting opened with the BOD president discussing goals of the BOD:

1)       Manage Delinquent accounts – CCMC (HOA company) has done a terrible job handling this

2)       Sub-Associations being turned over – new sub BOD members (townhouses)

3)       Increased resident involvement in programs – hhmmm…HELLO $85k for a party/program planner...what a joke….

4)       Pool being built in Founders Village – target open date is Memorial Day 2010

5)       Park Improvements – HOA is supposed to get bids for new equipment install, we will make sure it is an open bid process unlike their past bidding processes.

     LiveDaybreak is the new name for the layer above the BOD. It was formally known as the Daybreak Community Council. Its goals are the function as a non-profit council and foster a sense of community. There are openings for two members to join the body which will be filled by applications. This will be announced 4/15 with the naming of the members in June.

.  

 

     The HOA talked about how they are over budget, go figure there are all overpaid and only a few of them are qualified to do their job. The DCC will be changing the childwatch program/service hours , decreasing them to save on costs (instead of continued raises given to already OVERPAID HOA employees, how about mandating a 15% wage cut which can be take out of the 28% margins taken by CCMC...yep EVERYTHING that the Daybreak Homeowners pay for through the HOA is marked up 28%...) just a suggestion.  There was a rundown of the events to date, turnout for programs continues to decrease. HOA was asked how many registered users there are for the HOA website (which is now strictly a tool for the Daybreak HOA and is now rarely used nor is of much use for the Daybreak Homeowners) 845, most of which I am sure only register to get copies of the CC&R’s and never return to the site. The Daybreak Daily gets more than triple the traffic than the HOA site, the HOA should learn that the Daybreak Homeowners like to have a voice and for it not to be censored.

1.       Has Kennecott Land realized or looked into having Qwest will people directly for the internet fees? This would largely bring down the amount of owed revenue to the HOA and would prevent other Daybreak Homeowners from having to continue absorb the portion unpaid HOA fees that have to do with the Qwest internet services. 

 

Kennecott Land still is working with Qwest on the new contract and they are pushing for Qwest to start direct billing for internet instead of having it come out of HOA fees. The problem is that the current contract allows them to bill the way they are now, so not sure what to expect here.


2. Considering all the budgets cuts that will be made (some are below) there should be enough funding for CCMC not remove the snow removal services from the Daybreak Townhomes, will the BOD agreed to leave the snow removal services in place? And if cost is an issue will the BOD allow ANY local Daybreak business to bid for the job? (I am sure there are plenty of local businesses can beat the $60,554 we are currently paying)
 

 

Yes I believe the snow removal is staying for now (correct me if I am wrong), The BOD and the HOA office will takes bids from any local company who wants to bid on any of the services that are budgeted for in 2009. 3. Will you allow the residents to view the Eastlake Pool gas and electric bills from last year, the projected bills for 2009 are $29,859 which seems too high? There needs to be validation for the costs and we need to make sure the Daybreak Homeowners are not being charged margins to pay a bill.

  As all of you know we are in the midst of a troubled economy and many of us Daybreak Residents are having to adjust our budgets and some Daybreak Residents are struggling to pay their bills. And now is the time for us as a community to rethink how we are spending and we need to make changes to our community budget to adjust to what is going on all around us. Attached are the questions I will be asking to be addressed at the BOD meeting tonight. I truly hope that with the changes being made to the BOD being announced tonight * Hi Gina ;-) * that the BOD will start to listen and consider the opinions of the Daybreak Residents more frequently moving forward. In order for the Daybreak Community to grow and continue to be the place we all love, Kennecott Land and the Daybreak Residents need to work together. It’s time for the hands off/closed door approach installed by Mr. Whyte (President of Kennecott Land) to change to a hands on/open door approach when it comes to communicating with the Daybreak Residents, who happen to be the best asset of the Daybreak Community.

Thanks to all of you who attened the BOD meeting, I think it was great to see more homeowners involved. Considering that there were so many homeowners involved last night I only address a few of the questions I had listed on the Daybreakdaily, most of my financial questions I had listed will be answered in a private meeting with Derek at the HOA office in the near future. If you have any questions you want to add let me know.

Here are most of the highlights and updates and some updates I expect to get later today...

 

the HOA office is trimming the Lake employee budget, there was to be 3 full time employees, now the will only be 1 full time employee (for 5 months) and 3 part time employees, hopefully this is a move that can help trim about 10k off the Homeowners budget.

 

The BOD (KL) confirmed that there are no scheduled plans to restock the lake any time in the near future, so looks like for now the lake will be fished out.

 

I am hoping to get an answer today on when the permenant bathroom is being built at the lake so we can get rid of the outhouse.

 

The BOD is trying to get out of the contract with the vendor who handles the daybreakliving website, the worst case is that the homeowners will continue to have to pay $2500 a month until sometime in 2010, however efforts are in place to get out of the contract sooner than 2010.

 

The contract with Qwest will be renewed and the prices will not be raised.

 

And yes there is a pool committee in place working on a proposal for a Founders Village pool to be installed, if you wish to be involved or have any suggestions let me know ( This e-mail address is being protected from spambots. You need JavaScript enabled to view it )

 

The HOA office will be sending out a email or notification within 7 days to introduce all of the HOA and DCC employees, the details will include their name, roles, responsibilities, and I believe an org chart will also be included on this notification so the homeowners know where to go when they need somehting or have a problem.

 

The BOD/HOA office will be setting up a team/committee (not sure how or what yet) of homeowners that will be working possible landscaping changes in Founders Village.

 

I am hoing to get conformation or denial if we are getting signs put in place at the Founders Village Basketball /Volleyball courts saying "Daybreak Founders Village Basketball/Volleyball Courts"

 

The Daybreak security will be monitoring the Basketball/Volleyball courts twice a day every Sat (maybe Sun as well) on foot (yes they will get out of their truck) to make sure there is no alcohol consumption or illegal activities taking place where a lot of the Daybreak Homeowners children play.

 

I hope to get an update on when the dog park will be completed later today.
