Daybreak Concrete Problems... Print E-mail

                It has been about 5 years since Daybreak opened and unfortunately about 60+% (my best guess) of Daybreak homeowners are having serious concrete issues.  Some of the issues Daybreak homeowners are running into are, driveways getting dimples (see pics) , stairs cracking and crumbling, severe front or back patio cracks, and the worst is severe cracking of the foundation. Now obviously over time these things are going to happen with concrete, the problem is that most of the issues are arising within two years of the homes being built, which by no means is normal or should be acceptable. However you should know that your first year “bumper to bumper” homeowner warranty might not cover concrete issues and after the first year “bumper to bumper” warranty expires the 2-10 year warranty does not cover concrete issues. And unfortunately many Daybreak Homeowners have found out that even if their first year “bumper to bumper” warranty does cover concrete issues, most Daybreak Builders will not fix any concrete issues and will only give you excuses and delay the problem until their first year “bumper to bumper” warranty expires, and then “PrEsTo!” their off the hook and will no longer even answer your phone calls.

 

    

 

              I have concrete issues and have talked to over at least 3 dozen Daybreak Homeowners personally in the last two year’s who experienced issues as well, with no luck getting their Daybreak builder to do anything about it. So I did some asking around and did some research and found that most homeowners in general who have issues like these have recommended getting the concrete sealed. So was able to locate and contact a Daybreak Homeowner who has a painting company who offers a concrete sealing service.  Attached are some documents that can help educate you on the FAQ about concrete sealing. K-3 Reading Initiative Block Print E-mail

     I would like to take a moment to tell you about the wonderful reading program that we have at Daybreak Elementary. The in-class work that is done and the ability our program has to focus on those children who may be behind has been extremely successful. Part of the reason we have such a good program is we have some wonderful Reading Aids and two very good Reading Facilitators. Part of the funds to pay for these people comes from a State grant called the K-3 Reading Initiative Block. That grant is up this year. Without a continuation from the State legislature the program we have will go away. This is a state-wide issue, not exclusive to Daybreak Elementary or the South Jordan School District.

Okay I have been a little busy lately and have missed a few meetings and am now have more free time to put in to the Daybreak Homeowners Community site. I wanted to outline the major events and happenings coming to Daybreak in 2009…

The Daybreak Dog Park is opening in the Spring of 2009

The Oquirrh Lake Radio Club opening and is up and running (I don’t have the website for the club)

Early Light Academy is opening in the Fall of 2009; this is the first charter school opening in Daybreak. Please visit their website for information www.earlylightacademy.org

The Daybreak Summer Celebration – This event is on June 20th at Rowdy Park in Eastlake Village The Daybreak Campout – This event is on August 14th & 15th (I believe this being held at Daybreak Elementary and at Rowdy Park in Eastlake Village). Unless something has changed, which it easily could have the plans were to have two locations to handle the entire community, however due to the low turnout and poor planning at last year’s campout the event might just be at Rowdy Park in Eastlake Village.

The Daybreak Village Center is opening in July of 2009

The Oquirrh Mountain Temple is opening. The open house will take place weekdays from June 1st through Aug 1st, except for the July 4th and July 24th holidays. The temple will be dedicated Aug 14th-16th, with 12 dedicatory sessions scheduled.

And there is much more happening as well, I just wasn’t able to list everything, but it is going to be a busy year in Daybreak, I know I am excited…

     I hope everyone had a great holiday season and I am looking forward to a great 2009. Here just a few things coming up this year in that will be exciting: The Daybreak Village center will be opening in July 2009, The Oquirrh Temple will be opening in the Spring/Summer, Olive Garden and McDonalds and coming to the District North, Costco is coming and many other things not listed.  .     I would like any feedback on things I should change or add to the Daybreak Daily (other than the photo section which will be updated and fixed soon so users can upload pics for admins to approve to put on the site).   .     Please add your comments under this article and remember The Daybreak Daily is now on Facebook and you can join here: http://www.facebook.com/home.php?#/group.php?gid=39418808120  .. .  Scoop~

Snow Removal Concerns Print E-mail

   "Let it snow" has a new meaning to some Daybreak Residents, I received an email on Christmas about some snow removal issues. I asked the resident if they would like their story told. So here is what happened per the Daybreak resident who contacted me. Please comment on how you feel about what happened.

I am a condo owner at the Terrace Condominiums at Daybreak. It is Christmas day, 2008, about 1:00 PM, and I am extremely frustrated with my HOA people right now. It has been snowing for at least 8 hours non-stop, and there has been no snow truck of any kind or any attempt at removing the snow in my parking lot. I have been calling people since 9 o’clock this morning, and I have spoken with six different people, and was given different stories with each one, but was never actually given a proper explanation as to why nobody had cleared out my snow. Finally, at 12:00 PM, I received a call from a man named Derrick, who is apparently the head of the HOA. I explained my frustration to him, and he tried to explain himself, but did so in an extremely rude manner, and then informing me that the reason the snow wasn’t cleared yet was because he gave all his people the day off until noon to be able to spend time with their family. Now, I understand that today is Christmas, and everyone should be able to spend time with their families, but the problem I have with this situation is that I had to sacrifice most of my Christmas morning to help 4 different people get unstuck out of the parking lot because there is so much snow. If it your job to work on Christmas, then you know ahead of time the responsibilities. Because of the fact that Derrick wanted to be the nice guy to his employed, it compromised everyone else is this district that he is responsible for clearing their snow. I was told that part of my HOA fees mean that if there is as least 4 inches of snow, it will be taken care of. There is now over a foot and a half of snow in the parking lot, and still nobody here, all because of Derrick’s decision. I’m not trying to ruin anyone’s Christmas, but mine has been ruined to an extent because my wife had to be work at 11:00 AM, and we didn’t get to spend our Christmas morning together with family because we were too busy having to help our family members who were driving over here get unstuck. Then we spent an hour getting her car out so she could go to work, because we couldn’t even back out of her parking space because the snow was so bad. I feel that with the amount of money we are paying for our HOA fees, we are not getting our money’s worth. Derrick told me that I was unreasonable and that whether I felt it was fair or not, this was the way it was. Something needs to be done about this immediately. Whether is means a new snow plowing company for our area or what, I don’t know, but the fact that I have to write this letter is an absolute joke when I’m paying these HOA fees, and not receiving proper treatment from the people receiving the money. I’m going to continue to update the time until someone actually comes to clear the snow. It is now 2 PM and the roads have been cleared, it hasn’t been snowing for almost an hour now, and still nobody has cleared my parking lot, which has well over a foot of snow. At 3 o’clock the plows finally arrived, drive through the parking lot once, and left. They did more damage than they did good because all they did was push the snow up right behind the vehicles, especially the ones near the end of the lot, which includes mine. They didn’t come back again until 10 o’clock this morning, today being Friday, December 26, 2008, 4 hours after I was supposed to be at work, so I had to miss work because I couldn’t get my car out of my own parking lot. This is an absolute joke that I am paying so much money for HOA fees, and now I’m losing money not being able to go to work because certain people can’t do their jobs properly. I want something done about this immediately, including some kind of discount on my HOA fees for this next quarter, because I am definitely not getting what I am paying for. I can’t even get a hold of anyone anymore because anytime someone called me back, they did so on a private number so I could not call them back. How convenient for them. I look forward to hearing a response as soon as possible.

     eBay Inc. and the Utah Governor's Office of Economic Development (GOED) announced today that a “next-generation” data center will be developed in the Daybreak Commerce Park. This data center will support the many websites that Ebay Inc. currently runs including eBay.com, PayPal, Skype and shopping.com among others. This new facility is expected to generate approximately 50 jobs that will be compensated at an average of 150 percent of the Utah median wage.
