Hello! My family and I are planning to relocate to the South Jordan/ Salt Lake City area. We found some homes in Daybreak that are perfect for us and I was wondering if I could get some input from the residents. I accept that no place is perfect and I expect to see some issues, but overall is this a good place to raise a family? I checked out the website and read what they want me to know- now I'm hoping to get some real 'on the ground' feedback. All input is appreciated. And thank you Scoop for allowing me the opportunity to use this site!

We moved to Daybreak/Utah in October. So far I would say that it's a pretty good community. We heard alot of hype about it beforehand, but all in all it's your standard mass build community. It's nice to have parks and trails, the gym, although small gets the job done. Folks around seem nice, although the lack of fenced yards and yards for that matter is kind of weird. Houses are typical tract builder, they are nice on the outside, but the attention to detail and design is questionable on the inside.

I hear the HOA ruffles people's feathers, but again, its a matter of keeping your yard decent and your snow shoveled. I think its a good place to move your family, but I would trade more personal space for less community space any day of the week. That's just my opinion, I am a Texan and we like our big backyards.

I think it is a great place to raise children! The schools are new and the area feels very safe! There are a lot of activities for kids and families! We are from California and like the way the homes looks here! They are all different colors and not just the typical brown/tan that you see a lot in new homes! There are several builders to choose from, so it is pretty easy to find a floor plan that you like! It is hard to see how pretty it is here in the winter, but if you come in the spring you will be amazed at all of the flowers that are blooming in the parks and in front yards! Some people go all out with the tulips! The lake is great 3 seasons out of the year! Kayaking and boating in the summer time right near your home is not something a lot of neighborhoods have! We have never liked huge back yards and can't stand yard work so our yard is perfect for us! It is a matter of personal preference on that one!! Good luck in your search!!

I'm an old coot now and would rather enjoy the lake than do yard work. The old house sat on .35 acres, lot of lawn for the kids to play on. I had a huge garden that I thoroughly enjoyed working, plus a small orchard with cherry, peach, apricot, and pear trees. We taught the kids how to garden. It was great then but the kids are gone and I can’t keep up with a yard that size anymore. We moved to Daybreak almost a year ago.

With the lake, trails, all the parks, and activities, I’ve wondered where a development like this was when I was raising kids. I think that this is a great place to raise children. It is a good place for empty nesters as well. My wife and I are enjoying frequent long walks with our old yellow dog, something that we seldom did at the old place. We also like being able to take the canoe to a lake and paddle around for an hour or two without using a car or truck to transport the canoe.

Before we built here, the real estate agents and Daybreak personnel did sell us the higher quality neighbor story. You know, the garbage cans stored so as not to be seen from the street and prompt removal after pickup, no boat or RVs stored on the street for extended periods, yards kept up, etc. Well, that was a great idea but isn’t enforced. That has been our biggest disappointment about living here. Some of the house styles yield inconvenient parking so some areas have 24/7 street parking, even when it snows. Given the narrow streets, that has proven to be a problem. We do wish that the streets were wider.

Like anywhere else, there are advantages and disadvantages. In our case, we are happier here than where we moved in from.

We've lived in Daybreak for over 5 years and we've been able to experience the majority of growth pains that accompany a new development. We love our home and neighbourhood and, for the most part, we have everything we need within a few miles (ie. retail, theater). I'm still patiently waiting for Costco to move in.

We have made wonderful friends and have found that most Daybreak residents want to get to know their neighbours. We lived in So. Cal prior to moving to Utah and only knew the neighbours that bordered our home (literally). Your neighbours here may not knock on your door the minute you move in. You still have to put forth effort and it does take time.

You didn't mention where you are moving from or if you have children. We've found that Daybreak has been a wonderful place to raise kids. We've thoroughly enjoyed the lake and walking trails and the community center is convenient and has a lot to offer. The schools are good, not the best in the Salt Lake Valley, but considering we are a part of Jordan School District the schools here are fine. Crowded, yes, but what public school isn't crowded in the Salt Lake valley?

Although Daybreak is a South Jordan community it is a little more diverse then other surrounding neighbourhoods. Like you said "no place is perfect". I will forever have issues with people not taking care of their yards and with rental properties not living up to Daybreak "standards" and I wish the HOA would be more agressive (especially with landlords).

You also didn't say which part of Daybreak you are looking at. Personally, I think some areas of Daybreak are better than others. We've enjoyed living here and have found this community refreshing compared to the sea of tan/taupe homes in every other Utah community.

Thanks to all for your input and honesty. We have 4 children and will hopefully be making the move from Scranton, PA to Utah iby the summertime. We found a perfect home in Eastlake Village, but the job needs to come through first. I'm forming the opinion that the Daybreak community remains better than most, despite a few issues. Although we would be new to such a community and having membership in a HOA, it appears that it should be an easy transition. We will keep Daybreak high on our list and continue praying that we end up there. Thanks again for the time you took to reply. It is appreciated.
