   I wanted to start off by saying that my elbows and shoulders are not double jointed so I can’t pat myself on the back as did CCMC, but I appreciate all of your support and emails keep them coming, I hope you enjoy the real Daybreak website. Attached you will find the 2009 annual review docs from CCMC (Daybreak HOA), the first is the year in review from the HOA which is useless and the second is the meeting Q’s and Answers (some of which is very misleading, which I will get into soon).

   So to start here is a look at what happened in Daybreak in 2009 (just the big stuff which you can read about in past articles on the site):

   Now as I read through the HOA review I see many strange comments, like the fact the HOA is taking pride in replacing dead trees with Daybreak Homeowners money? This is crazy, the HOA has dropped the ball for the past two years in identifying the dead tree’s so that that Valley Crest can replace them for free (we have a one year warranty on all trees planted). Why should the homeowners pay for them…The excuse used as to why we do not have open bids for the general landscaping is because Valley Crest offers one year warranties on landscaping, so if we are not using it then allow open bidding so some of the Daybreak Homeowners money can be preserved. The Dog Park is still not done and should not be opened since it is not maintained or safe for the dogs from time to time, the HOA and the BOD has promised to fix the ongoing issues but have not delivered,  I am sure most of you are not surprised.  And there is much more fluff in there read it for yourself, if you are looking for a good laugh.

   The next document is even more surprising, just start with the first question, the BOD is doing NOTHING about investors in Daybreak, just because there is some legislation in place doesn’t mean they do anything about it. Do not be fooled, the Kennecott Land could care less if there are investor properties in Daybreak. Next question, number two, yes again there is legislation in place, yet not much is done when investor properties go into foreclosure and properties are not up kept, and those will never be compliant until they short sell to owners who will occupy them.  Moving on to the question about the transfer of Oquirrh Lake from Kennecott Land to the City of South Jordan, let me tell you, THIS WILL NEVER HAPPEN, I have been told by the powers at the City that this will never happen. If you haven’t realized the City and Kennecott do not have a good relationship, why do you think the City has yet to take over Sunset park in Eastlake? Remember the Hillside Park debacle? See it here. I wouldn’t be surprised if the City didn’t take any more parks from Kennecott Land for quite a few years…

And finally the 0%-1% raises to our Overstaffed, Underworked, and Overpaid HOA team, what a joke! someone should arrest the HOA team for stealing the Daybreak Homeowners money…

   Bottom line is, do not be fooled the HOA does NOT care about you the Daybreak Homeowner, they care about CCMC profit and kissing up to Kennecott Land, the HOA and Kennecott land LOVE to push propaganda about the sublime compassion they have about making Daybreak good, do not believe them, most of the BOD has lied many times this year (remember Sunflower Park see here . You have to laugh when you hear the Kennecott Land slogan for Daybreak “this is getting good”, all Kennecott Land cares about is profit, which is odd since they are the red headed stepchild of Rio Tinto and basically are nothing more than a right-off for Rio Tinto.

   Myself and most residents of Daybreak LOVE Daybreak and we will continue to do our best to make Daybreak better by providing an online community where ideas and information (the TRUTH) can be shared without the influence of any commercial interests or special interests directly involved with Kennecott Land or CCMC.

I must say, the best asset in Daybreak is the Daybreak residents themselves; this is something Kennecott Land forgot a long time ago, please get involved and get educated…
